NJMP Phase IX Garage Expansion

New Jersey Motorsports Park (NJMP) has officially begun site work on Phase IX of its Exotic Car Garages development, with construction expected to begin shortly and the seven new garage condominiums scheduled for delivery in Fall 2027. The expansion marks another milestone in the park's evolution from a traditional racing facility into a year-round enthusiast destination.

NJMP occupies more than 500 acres and features two road courses, Thunderbolt and Lightning, along with karting, private memberships, and hospitality offerings. The park has quietly become one of the most established examples of motorsport-adjacent development in the United States.

Since introducing its first garage condominiums in 2012, NJMP has completed 57 individually owned Exotic Car Garages through eight phases of development. Phase IX adds seven additional 1,500-square-foot base units overlooking Thunderbolt Raceway, each designed as a customizable ownership opportunity rather than a simple storage unit.

The garages are equipped with commercial-grade fire suppression systems, utilities, and large overhead doors while allowing buyers to finish the interiors according to their own vision. Some owners create workshops and service bays, others build entertainment spaces complete with lounges, offices, mezzanines, or viewing decks overlooking the circuit.

This flexibility has become one of the defining characteristics of automotive real estate. Buyers aren't simply purchasing square footage—they're creating personalized spaces that reflect how they interact with cars.

What makes NJMP particularly interesting is the consistency of its strategy.

Rather than pursuing large-scale luxury residences or mixed-use villages, the park has methodically expanded its garage program over more than a decade, adding inventory in manageable phases as demand has materialized. Phase IX will also be the final garage building constructed within Thunderbolt Raceway's iconic "Octopus" section, giving buyers one of the most recognizable vantage points on the property.

Planning documents approved by the City of Millville envision nearly 100 additional garage units distributed across multiple locations around both Thunderbolt and Lightning Raceway over the coming years, illustrating how significant real estate has become to the park's long-term master plan. The revised development plan shifts garage locations to improve sightlines, circulation, and the overall experience throughout the facility.
